- Abstract: When we speak of traditional central areas of the metropolis, especially the Brazilian, it is common, especially in the media (newspaper, TV, internet), to highlight some negative characteristics of the space concerned with the use of terms such as degradation, deterioration, marginality, danger, abandonment, population and economic emptying. Highlighting these qualities (or disqualifications) gives rise to a perceived need for transformation of this space and new terms as redevelopment, rehabilitation, revitalization, regeneration become used in a positive sense, associated with spatial transformation projects, and characterised by the socio-spatial changes that manifest and transform the spatial relationships in the production of space. From our point of view, from a historical materialist perspective, the processes take place on a global scale, while maintaining specific local characteristics. What are the implications of these changes in spatial relationships and space production, which have implications for local characteristics and very distinct social consequences? What are the socio-spatial constants and transformations of this process? Who are the stakeholders involved? These are the questions we will try to answer in this paper.
